The North Shore

The North Shore is comprised of North and West Vancouver and boasts some of the best views of downtown Vancouver, as well as, some of Canada’s most sought after real estate. Nestled in between the North Shore Mountains on one side and the ocean on the other, the Shore sits North across the water from Downtown Vancouver. It is navigated best via one of two main roads: Marine Drive along the water or the Upper Levels Highway which also provides a thoroughfare for those commuting to the BC Ferries, Squamish and Whistler.

Ambleside and Dundarave are popular neighbourhoods along Marine Drive upon entering West Van via the low road. They are home to most of West Van’s shops, restaurants, cafes, recreation facilities and the Park Royal Mall and Village, which is a major hub of the Shore.

West Van is as well known for its real estate and affluence as it is for its picturesque way of life. The average house in West Van sells for around $2,000,000 with 90% of the listings above $1,000,000 and record sales well above $20,000,000. Luxury, waterfront homes are not uncommon and boast average price tags well above $10,000,000.

Above the highway in neighbourhoods such as the British Properties it is common to find large, sprawling and opulent homes situated high on large lots with sweeping views of Vancouver, the West Side, the Gulf Islands and all the way out to Mount Baker in the U.S. Many elegant and extraordinary luxury homes are found throughout different areas of West Van providing the most excellent opportunity for discerning buyers from around the world.

North Vancouver

North Vancouver is divided into the District of North Van and the City of North Vancouver and spans East from Capilano River all the way to Deep Cove. Though more commercial than West Vancouver, North Van is also a predominantly residential hub – a popular place for young families, professionals, small businesses, retired folks and those commuting to Downtown as well as Burnaby, Coquitlam and other outlying areas.

The community is strong and is known for a large, pro-active school district, extensive recreational facilities, parks, aquatic centres, tourist attractions, shops, markets and malls. North Vancouver is home to Grouse Mountain, Lynn Canyon, Cleveland Dam and many other natural gems that are as popular with tourists as with the locals.

Several neighbourhoods attract families as new development over the past two decades has revived local spots like Edgemont Village for those seeking larger homes close to shops and schools.

New development and a progressive community plan has also seen areas like Lower Lonsdale, sitting right on the water with easy access to the Seabus terminal, Lonsdale Quay Market and many shops, restaurants and amenities, grow into a hot-spot for young professionals, first-time buyers and down-sizers. Further official community plans for development along Marine Drive and the Capilano corridor are in place at the moment that will provide many terrific real estate opportunities for those wanting to live on the Shore without wanting to own large properties. These new village plans are all built with ease of transportation along public transit routes in mind and are generally well received my most residents as urbanized areas of development such Lower Lonsdale protect the existing single-family neighbourhoods from losing their appeal of privacy, peace and quiet.

The real estate in North Vancouver is fairly diverse.
